  • Home inspectors are trained to view houses as one large system, composed of many smaller, interconnected systems. A change in one or more of these smaller systems, whether they are structural, mechanical, or otherwise, will affect the overall performance of the house. In regard to your leakage and moisture issues, the energy efficiency upgrades completed have affected the exterior shell of the house, or building envelope. The reasoning behind this may be obvious with the new windows, which are much tighter than the old ones in reducing air leakage, but less so with the insulation and furnace. The added attic insulation also reduces air leakage through the top of the building envelope, into the attic. The least obvious of the three, in terms of reducing air loss, is the furnace. • öEnvironmentally responsible products: Today's new home buyers have the opportunity to build a much more environmentally friendly home than was built 40 or 50 years ago. Great advances have been made in developing and manufacturing building products that contribute to the "greening" of Canadian homes. "öEnergy efficiency: The energy efficiency of Canadian homes has improved greatly over the years. Thanks to major advances in building techniques and product innovation, today's new homeowner can expect to use only half of the energy required for a similar home built in 1950, and at the same time enjoy a far more comfortable living environment. From windows to insulation to state-of-the-art heating and air conditioning systems, today's new homes are superior when it comes to energy effici...

  • Thanks for your column in the Winnipeg Free Press, I read it all the time and look forward to your suggestions. We currently have stucco on three walls and wood siding on one. I would like to add Styrofoam SM on all the outside walls of our 44-year-old house, then either install vinyl siding on the whole house, or just on the one side and stucco the remainder. The walls currently have only R8 Fibreglas with a paper vapour barrier, and the stucco is cracked and has old paint. I was told by an insulation company that, because of the existing insulation in the wall cavity, they would not be able to properly blow in insulation. Therefore, my options are either to remove the wood siding only and apply one to two inches of Styrofoam SM over top of the stucco, or remove the stucco and the woo...

  • Because of the nature of older homes, there can be a significant amount of air leakage in and out of the basement through older, drafty windows and poorly sealed or cracked foundation walls. That is why installation of proper insulation and air-vapour barriers over the bare concrete walls is stressed by energy evaluators and others in related industries. Stopping cold air infiltration through the basement can significantly reduce the convective air currents in the home, often called "the stack effect". For this reason, insulation of the basement walls and proper air sealing of this area and basement windows should be addressed before the upper house walls. You have stated that the basement has recently been finished, but many homes I see are poorly sealed with large gaps at the windows ...

  • One of the most important aspects of the real estate appraisal is the inspection. Whether inspecting new or existing, one- or two-family dwellings, three- or four-unit buildings, the appraiser must have a good overall knowledge of construction methods, building materials, plumbing, mechanical, electrical systems, and all products and systems relating to the structure. The process of a building inspection involves the collection of information and data pertaining to the subject property. A detailed inspection enables the appraiser to provide an accurate description of the property and allows you to conduct a thorough analysis of the subject. This results in a more accurate appraisal evaluation and provides the client with the necessary information to make an informed decision. When inspe...

  • Even people we have talked to who are involved in abatement or removal ask why we think removal is necessary. Given the cost, I don't wonder why. We received an estimate of $15,000 from Power Vac to remove it from our bungalow's 1,000-square-foot attic. Since this is so expensive, do you suppose there will be many who have undertaken the expense and so be able to file a claim? Several years ago, it was discovered that most of the vermiculite insulation that was produced under the brand name Zonolite, which originated from minerals from a mine in Montana, contained high amounts of asbestos. This insulation may have been installed in attics in homes in Canada during the 1970s and 1980s. At the time, it was approved for use under a federal government insulation program, so was widely used ...

  • Adopting a governance perspective, this study analyzes the merger between closely-held Donohue Inc. and widely-held Abitibi-Consolidated Inc. Findings suggest that the absence of a controlling shareholder and weak board governance at Abitibi might explain both (a) its executives' interests in the transaction and (b) its CEO's compensation increase despite underperformance. Second, an intergeneration shift of control at Quebecor (Donohue's parent company) led to a strategic reorientation that (a) transformed Donohue into a target and (b) insured that Donohue's executives had incentives to pursue a deal. Finally, Donohue's noncontrolling shareholders benefited from the transaction while Abitibi shareholders experienced wealth reduction. The merger's aftermath provides some counter evidenc...

  • MacDonnell says that recycled denim is a better thermal insulator than fibreglass with a slightly higher R-value per inch. It also acts as an effective acoustic barrier for use on interior walls. "For the project we're working on now, we're using it to insulate the mechanical room walls so the furnace and hot-water-tank noise doesn't transmit into the rest of the house. When you're putting it into the house, it's clean as far as what it's going to put into the air. As well, my crew guys don't have to protect themselves while they install it. They can wear shorts and a T-shirt. In fact, I have a sample I use in my office as a pillow if I ever get too tired." MacDonnell anticipates that the dollar gap between building green and the more conventional construction methods will continue to...
