  • One of the most important aspects of the real estate appraisal is the inspection. Whether inspecting new or existing, one- or two-family dwellings, three- or four-unit buildings, the appraiser must have a good overall knowledge of construction methods, building materials, plumbing, mechanical, electrical systems, and all products and systems relating to the structure. The process of a building inspection involves the collection of information and data pertaining to the subject property. A detailed inspection enables the appraiser to provide an accurate description of the property and allows you to conduct a thorough analysis of the subject. This results in a more accurate appraisal evaluation and provides the client with the necessary information to make an informed decision. When inspe...

  • Increased draft proofing reduces air leaks and keeps your home's temperature more consistent," says Anna Stangherlin, Marketing Specialist, Manitoba Hydro. "Your home will be more air tight, so proper ventilation is crucial. "The amount of time your HRV system needs to operate each day is based on your family1s lifestyle and will vary from house to house," Stangherlin says. "Your builder can provide a guideline to help you get started." "Homeowners can follow the manufacturer's specification and perform the maintenance themselves." Stangherlin says. "Or a professional technician can inspect and service your HRV unit. The technician will complete all the regular maintenance and also clean the fan assembly and rebalance the supply and exhaust air flow every couple of years."

  • We have had snow buildup occurring on our HRV intake every since we moved into the home in late 2007. The exhaust also has build-up, but that is not unexpected. I am concerned about the intake being plugged. We have had the original HRV installation company look at the situation and they changed the intake from a flat louvered grill to a hooded cover with a wire mesh on the inside, as shown in the photograph attached. It has made no difference. I am being told that we are the first to ever have this problem, not a joke. I have no idea how badly the air intake is diminished by the snow cover on the grill. Our house humidity certainly does not fluctuate wildly because of it, but then it only gets plugged during the coldest days, usually minus twenty and colder. Another common problem ...

  • It has to be part of a complete package," [Andrew Marquess] said. "It (installing a geothermal system) only makes sense if you're doing a total retrofit or new construction. It is the first "district" or "community" geothermal system in Manitoba -- where a multitude of buildings are served by one geothermal system. According to the Manitoba Geothermal Energy Alliance, a consortium of industry stakeholders, it is also the largest residential complex in the province using geothermal heat and cooling. The $25-million project involves two apartment blocks and 16 three-storey townhouse complexes on 3.3 hectares of land. (See map) B & M Land, a Winnipeg company formed in 2002.
