Cracking in old plaster walls and ceilings is inherent, as anyone who lives in a home built before the 1970s can attest. Often, these small cracks are simply the result of the older surface layer or plaster drying out and losing its flexibility. When this happens, any small movement in the home or seasonal changes in temperature and relative humidity can cause the old walls to crack. Other times, the substrate behind the surface plaster can become loose or damaged due to moisture or excessive movement and it will cause cracks to occur time and time again.

DEAR [Valerie] -- Textured plaster walls typify the Southwest style, and white is a common choice to beat back the heat. You can add warmth with a soft ocher glaze. First, seal the plaster walls with a good paint primer. Then roll the glaze over the plaster making sure you get full coverage. While the glaze is still wet, rub the surface with a cloth just like you were washing the walls to remove much of the colour, but leaving glaze behind in cracks and crevices to highlight the texture.

Because of this combination of different materials, such as in the plaster walls and ceilings in your home, renewal of the base layers may be very difficult to achieve. It is often quite easy to remove a complete component from a building, but separating out one or more layers, without damaging the underlying materials, is very tricky. I am assuming that in your inquiry you are referring to the brick on interior section of the chimney that is plastered. If it were on the outside of the home, the coating would likely be stucco, not plaster. As long as you are simply removing your old cupboards, plaster, and some other material without an attempt to strip off multiple layers of paint, you should have little to worry about. I have done hundreds of renovations of older homes which included major demolition, such as you are planning, and never had an issue with significant levels of lead exposure. Also, I don't think I have ever heard of a case of severe lead poisoning that has been traced back to one-time exposure during renovations by homeowners. Having said that, it is always prudent to wear proper breathing protection and clothing to minimize potential exposure to any hazardous materials during renovations. Windows in exterior walls in older homes have a fairly simple design. They are normally built to suit a rough opening in the framing below a header or lintel, which carries the load of the cut joists where the window is installed. As long as the new window is smaller, and installed no higher at the top than the old one, this header should not normally require any modifications to carry the load of the wall and roof above this area. However, the excess area between the new window and the surrounding framing will have to be properly finished to accommodate the smaller unit. Dear [Connie] -- From your description I see your living room as having two or three strong elements that are fighting each other for attention. The exterior views through those large windows would dominate the room throughout the day and the tall, dark red fireplace demands attention day and night. Also, the caramel walls, while a lovely rich colour, are very strong. I suggest you begin by toning down the colour and weight of the fireplace. You can do this with a coat of plaster to smooth out the bricks. It's not necessary to completely fill in the grout lines. Keep the new plaster surround white. The basement rec room is every man's dream. Decorated in an Egyptian theme, it is dramatic. The theme was inspired by a CD cabinet that the couple had purchased some time ago. The cabinet is in the shape of a life-sized sarcophagus which opens up and houses music CDs. Drew decided to go with the Egyptian theme and has done a stunning job. The stairwell down to the lower level has walls finished in Venetian plaster in rich coppery and gold tones. Suspended in the stairwell is a life-sized bust of Cleopatra. If you've tried that trick, your best bet is to install a resilient channel (RC) along with a layer of 16-centimetre drywall on the ceiling downstairs. RC is a Z-shaped metal channel acoustically engineered to reduce vibration and the transfer of noise. It can be attached with drywall screws right over an existing drywall or plaster ceiling. The channel is applied perpendicular to the ceiling framing and should be screwed into the framing.
A new layer of drywall is attached to the framing through the existing wallboard with drywall screws and/or construction adhesive. The drywall must then be finished and painted, panelled or papered. Again, if you'd rather be sailing, then a drywall contractor can help.
