The author believes that there will be a spill over of the US sub-prime crisis into Canada in terms of a reduction of real estate transactions, prices and building activity. To support this forecast, this article compares residential and investment property markets in both countries. After a brief overview of the history of sub-prime ending in the US and the key reasons for the current ending crisis, US and Canadian residential ending practices are compared to see whether the conditions which lead to the US sub-prime crisis also exist in Canada, and then, through the vehicle of debt securitization, it is demonstrated how mortgage backed securities have spread the problem to other parts of the credit markets.
