The following is offered as a handout to clients who have used the legal
services of a law yer to purchase a residenti al property. It would be in-
cluded as part of the reporting letter.

Notes on Land-Use for the Residential Purchaser
These notes are generalized observations about the use of your newly
purchased residential property and include some associated points
about surrounding uses or potentia l uses in your neighbourhood.
Because these notes a re general, you should bring any specif‌ic
questions to your legal advisor. You should especially do so well in ad-
vance of starting any construction project. Construction in violation of
applicable rules may result in f‌ines and/or an order to demolish or alter
the construction in order to bring it into conformity with the rules.
One of the main points to be awa re of is that the rules govern ing
land use may change over time. No neighbourhood is immune from
possible effects of land-use changes elsewhere, or from overall change
in how others live their lives. For example, vehicle traff‌ic may increase
over time, and more vehicles might drive along your street tha n you or
your immediate neighbours are comfortable wit h.
1. Zoning: Your land is zoned R-2 [amend accordingly]. Zoning is the
term for the main set of municipal rest rictions on land use. R-2 is
def‌ined in the municipal land-use by-law as involving prohibited,
